THE FLAG - Senior Living Wiesbaden

The former "duplex tower block" on Dürerplatz in Wiesbaden has been one of the city's best-known high-rise buildings for decades due to its exposed location and geometric façade. THE FLAG Senior Wiesbaden GmbH has set itself the task of transforming the meanwhile vacant office building into an apartment complex with 65 barrier-free homes. Commercial uses are also planned for the first and second floor to round off the overall concept.


By adding one storey and creating a completely new green façade, the previously 10-storey building becomes a real highlight in the panorama of the Hessian state capital. The well thought-out use of the existing building core contributes significantly to reducing the energy footprint and the use of modern, sophisticated technology ensures sustainability and functionality at the highest level.


Julius Berger International is responsible for the coordination and entire design of the refurbishment. The complex structural recalculations are particularly challenging from a technical point of view. For example, the construction of the cantilevered balconies with integrated plant elements required extensive structural adjustments to the reinforced concrete skeleton.
THE FLAG acts as both investor and project developer and will hold and ultimately operate the building after completion. This long-term commitment faces a complex construction project with numerous interfaces. Through consistent value engineering with a focus on adherence to deadlines and costs, Julius Berger International significantly reduces the client's project risks. As a reliable partner, the full-service specialists also took on the tendering of the construction works, the awarding of the as-built survey and the planning, tendering and monitoring of the demolition, including the removal of hazardous substances.
